As we begin a new year, it’s the perfect time to plan a home or building maintenance checklist to accomplish throughout the year. Regular inspections, checks and maintenance can prevent future costly repairs. For 2017, this comprehensive list is a helpful place to start.
Roofs and waterproofing membranes should be inspected every six months, especially after big storms–or if the building is nestled in the woods and under trees. Buildup of debris on roofs can cause damage and is not covered under any roof warranty.
Optimal performance of HVAC systems is easy to maintain. But, if it’s left unattended or unmonitored, it can significantly shorten the life of a system or unit. While checking the HVAC system or unit, use that time to also change the filters.
It’s important to understand your asset and to know the life expectancy: Any outdated materials could be ticking time bombs. This includes items like clay sewer pipes, outdated fuses in electrical panels and galvanized plumbing supply lines.
Check the auto reverse on garage openers. This is especially important if you have children or pets that may be taken by surprise. The garage door should reverse immediately. Also check the motion sensing beam, as both features need to be in working order.
